Cape Cod Vacation Rental Guest Policies
We do not require guests to wire money. If you are being asked to wire funds, you are not corresponding with Kinlin Grover.
Personal checks, bank checks, credit cards (MC, VISA, Discover, AMEX) and money orders are accepted. A $125 Non Refundable Reservation Fee is added to each reservation and is due at the time of booking. A Tenant Agreement will be sent which must be signed and returned along with a deposit payment of 50% of the rent, plus any fees within 7 days. Travel insurance is optional and is due with the first deposit payment. The remaining balance is due May 1. Reservations made after May 1st require payment in full and reservations made within 30 days of arrival require payment in full by credit card or certified check or money order prior to arrival.
Some rental properties require a security deposit which is due with the balance payment. The damage/cleaning deposit will be returned within sixty days of your departure provided there is no damage, additional cleaning, movie or telephone charges necessary.
I, (we) are responsible for full payment for the entire rental period, a 50% rent deposit being due with the return of this Agreement (no later than 7 days) from the date of this Agreement, plus any additional charges. The final balance is due May 1. Reservations made less than 30 days prior to the arrival, or after May 1 must be paid in full by certified check, MC, VISA, Discover, AMEX, money order or travelers’ check payable to Kinlin Grover Vacation Rentals. Failure to make payments when due will result in the automatic termination of this Agreement. Moreover, the Company shall have no obligation to re-let the property. Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, only if the property is re-rented for the same terms and conditions of the original Agreement. I, (we) further acknowledge and agree that where the Company undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of the Company and Owner. I, (We) agree that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to the Company.
We offer Trip Cancellation for an additional fee to protect your vacation investment. Your rental agent will include a link for more information with your rental agreement.
All of our properties are privately owned and reflect the tastes of each owner. The Property Information Sheet has been completed by the Owner and is intended to provide you with an accurate description of the property and furnishings, although the information is deemed reliable, it is not guaranteed. Kinlin Grover Vacation Rentals is not responsible for any misinformation, or typographical errors and shall be held harmless. In addition, if you do not personally inspect the premises prior to signing a Tenant Agreement, you agree to accept the rental property as is upon arrival and you will not be entitled to any refund of rental moneys and will have no claim or recourse against the Rental Agent. (Kinlin Grover Vacation Rentals highly recommends previewing any property prior to signing a Short Term Rental Agreement.)
Occupancy (including small children, infants and visitors) is not to exceed the limit cited on the Tenant agreement. If more than the maximum number is found to be occupying the leased property, the Tenant Agreement may be immediately terminated without refund and the Security Deposit forfeited.
Tenant must be 25 years of age or older; the tenant must be the card holder of the credit card number provided to the Company for purposes of payment of the rental fee and other fees; and the tenant must be present at the property during the rental period. The tenant shall not be permitted to sub-let the property nor permit the property to be occupied by individuals unrelated (by blood, marriage or adoption) to tenant and who are under the age of 25, without the Company’s consent.
Each property is cleaned before your arrival. You are responsible for cleaning during your stay and for leaving the property in a similar condition at check out. Any additional cleaning necessary will result in a security deposit deduction. If we are not holding a security deposit, your credit card will be charged.
We do not guaranty that our properties are free of substances or particles, inside or outside the property, that could cause allergic reactions or other sensitivities. If you have allergies or a particular sensitivity, please insure that you bring with you any medications or anti-allergens that you may need while you are visiting.
Sorry, pets are ONLY allowed in properties that are listed as pet friendly on our website. Kennels are available locally. The guest is subject to eviction without refund and loss of security deposit if pets are found on the premises of non pet friendly properties.
Check in is between 3:00 p.m. and 5:00 p.m. Sorry, no keys will be given out until 3:00 p.m.
Check out time is 10:00 AM (keys must be returned to the office) The check out time is strictly enforced. Failure to vacate at this time will result in a $50 fee.
