Guest Policies
- Payments:
Personal checks, bank checks, credit cards and money orders are accepted. Upon making your reservation, you will be required to pay a non-refundable $100 reservation fee (credited within 24 hours if reservation is cancelled), then a Tenant Agreement will be sent which must be signed and returned along with the deposit payment (50% of total payment along with travel insurance (optional) within 7 days. The remaining balance is due May 1, 2011. Reservations made after May 1st require payment in full and reservations made within 30 days of arrival require payment in full by credit card or certified check or money order prior to arrival. A non-refundable processing fee is applied at the time of the deposit. - Security Deposits:
Most rental properties require a security deposit which is due with the balance payment. The damage/cleaning deposit will be returned within sixty days of your departure provided there is no damage, additional cleaning or telephone charges necessary. - Cancellation:
I, (we) are responsible for full payment for the entire rental period, a 50% rent deposit being due with the return of this Agreement (no later than 10 days) from the date of this Agreement, plus the full payment of the Travel Protection Insurance. The final balance is due May 1, 2011. Reservations made less than 30 days prior to the arrival, or after May 1, 2011 must be paid in full by certified check, money order or travelers’ check (credit cards will be accepted only under certain conditions) payable to Kinlin Grover Vacation Rentals. Failure to make payments when due will result in the automatic termination of this Agreement. Moreover, the Company shall have no obligation to re-let the property. Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, only if the property is re-rented for the same terms and conditions of the original Agreement. I, (we) further acknowledge and agree that where the Company undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determinate in the reasonal discretion of the Company and Owner. I, (We) agree that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to the Company. - Trip Cancellation Insurance:
We offer Trip Cancellation for an additional fee to protect your vacation investment. Please ask your rental agent to include the informational brochure with your rental agreement. - Accommodations:
All of our properties are privately owned and reflect the tastes of each owner. The Property Information Sheet has been completed by the Owner and is intended to provide you with an accurate description of the property and furnishings, although the information is deemed reliable, it is not guaranteed. Kinlin Grover Vacation Rentals is not responsible for any misinformation, or typographical errors and shall be held harmless. In addition, if you do not personally inspect the premises prior to signing a Tenant Agreement, you agree to accept the rental property as is upon arrival and you will not be entitled to any refund of rental moneys and will have no claim or recourse against the Rental Agent. (Kinlin Grover Vacation Rentals highly recommends previewing any property prior to signing a Short Term Rental Agreement.) - Occupancy:
Occupancy (including small children, infants and visitors) is not to exceed the limit cited on the Tenant agreement. If more than the maximum number is found to be occupying the leased property, the Tenant Agreement may be immediately terminated without refund and the Security Deposit forfeited. - Cleaning:
Each property is cleaned before your arrival. You are responsible for cleaning during your stay and for leaving the property in a similar condition at check out. Any additional cleaning necessary will result in a security deposit deduction. - Pets:
Sorry, pets are not allowed in any of the properties. Kennels are available locally. The guest is subject to eviction without refund and loss of security deposit if pets are found on the premises. - Check In:
Check in is between 3:00 p.m. and 5:00 p.m. Sorry, no keys will be given out until 3:00 p.m. - Check Out:
Check out time is prior to 10:00 a.m. and is strictly enforced. Failure to vacate at that time could result in a security deposit deduction.
